30-40 Years for Wood Shingles

Wood shingles are an extremely popular type of roof material that can last for up to 30-40 years. Generally, every 15-20 years, it is recommended to inspect the roof and replace damaged shingles to prevent any extensive damage from occurring.

Regular maintenance and repairs will keep the roof in optimal condition and prolong its lifespan. If you don’t keep up with repairs, the wood can start to rot, allow different types of pests to enter, and accumulate moisture.

40-70 Years for Metal Roofs

Generally, metal roofs should be replaced every 40 to 70 years. This range of years is arrived at by considering the length of time it takes for the metal roof to suffer corrosion, fatigue, or general wear-and-tear due to environmental conditions and the quality of the material used.

As with any roof, the exact lifespan can vary depending on the type of metal used, as well as the local weather and climate. In addition, regular maintenance of a metal roof, such as cleaning the panels and checking for any signs of a loosening, bending, or discoloration of the metal, can help to extend the roof’s life.
